Rental housing prices in Portugal rose 5.5% in the first three months of the year

Renting a house in Portugal now costs 13.6 euros/m2, up 5.5% in the first quarter of the year compared to the previous quarter, says Idealista. According to the portal's price index, the monthly variation, in terms of median value, the increase was 1.7%.

District capital cities

In the first 3 months of the year, the abandonment price rose in almost all district capitals of the country, with Viseu (17.6%) leading the list. This is followed by Leiria (13.3%), Viana do Castelo (9.6%), Braga (8.4%), Faro (7.8%), Setúbal (6.7%), Lisboa (6.6 %), Funchal (5.2%), Coimbra (5%) and Santarém (1.5%). In Porto (0.4%), prices remained stable over the period. On the contrary, prices fell in Aveiro (-7%) and Évora (-3.8%).

Lisbon remains the municipality where it is most expensive to rent a house: 19.2 €/m2. Porto (14.8 €/m2) and Funchal (12.1 €/m2) occupy the second and third places, respectively. They are followed by Setúbal (10.3 €/m2), Faro (10.2 €/m2), Aveiro (10.1 €/m2), Évora (9.8 €/m2), Coimbra (8.5 €/m2), Braga (8.1 €/m2) and Viana do Castelo (8 €/m2).

The cheapest cities are Viseu (€6.8/m2), Santarém (€6.9/m2) and Leiria (€7.7/m2).

Districts/Islands

Of the districts analysed, rental house prices only fell in Vila Real (-18%), Évora (-11.9%), Castelo Branco (-3.9%) and Viana do Castelo (-0.5%). On the other hand, prices rose in Portalegre (17.1%), Santarém (13.2%), Leiria (7.1%), Faro (6.9%), Setúbal (6.2%), Coimbra (5.6%), Lisboa (5.3%), Braga (4%) and Porto (3.7%). The lowest were in Viseu (2.2%), Aveiro (1.9%) and Madeira Island (1.8%).

It should be noted that the ranking of the most expensive districts to rent a house is led by Lisbon (17.2 €/m2), followed by Porto (12.8 €/m2), Faro (11.9 €/m2), Madeira Island (11.1 €/m2), Setúbal (11 €/m2), Évora (8.6 €/m2), Leiria (8.5 €/m2) and Aveiro (8.5 €/m2). It is followed by Viana do Castelo (8.2 €/m2), Coimbra (8 €/m2), Braga (7.9 €/m2) and Santarém (7 €/m2).

The cheapest prices are found in Vila Real (€5.5/m2), Portalegre (€5.9/m2), Castelo Branco (€6.1/m2) and Viseu (€/m2).

Regions

During the first quarter, prices of houses for rent rose in all regions of the country. Leading the increases is the Algarve (6.9%), followed by the Autonomous Region of the Azores (6.7%) and Alentejo (6.3%). Next are the Lisbon Metropolitan Area (5.9%), Centre (4.2%), North (3.4%) and Madeira Autonomous Region (2%).

Área Metropolitana de Lisboa, with 16.5 €/m2, remains the most expensive region, followed by Algarve (11.9 €/m2), Norte (11.7 €/m2) and Região Autónoma da Madeira (11 €/m2). On the opposite side of the table are the Centre (7.9 €/m2), the Autonomous Region of the Azores (8.1 €/m2) and the Alentejo (8.7 €/m2) which are the cheapest regions.
